Probate and estate clearance in Jedburgh and the Scottish Borders

Supporting the probate process

When someone passes away, their property often needs to be cleared before it can be valued, sold or handed to beneficiaries — a process that can involve tight deadlines, multiple parties, and paperwork alongside the physical clearance itself. We work regularly with executors, solicitors and estate agents across Jedburgh and the Scottish Borders to make this part of probate as straightforward as possible.

This isn't just a standard house clearance with a different name — probate work often means clearing a property to a specific timescale set by the executry, coordinating access with solicitors who hold the keys, and providing documentation to confirm the work has been completed to the standard required for valuation or sale. We can provide photographic records of the property before and after clearance, and a clearance certificate where this is needed for the file.

We're also alert to anything of potential value that might affect the estate's valuation — from furniture and collectibles to paperwork relating to the property itself — and will flag anything unusual before proceeding, rather than assuming it should simply be cleared.

Who we work with

Executors

Family members or professionals administering the estate.

Solicitors

Handling the legal side of probate, often holding keys and access.

Estate agents

Preparing the property for valuation, viewing and sale.

How it works

We start with a free quote, usually arranged directly with whoever holds authority over the property — executor, solicitor or agent — and agree a timescale that fits the wider probate process. Access is confirmed in advance, along with any specific instructions about items to preserve, documents to look out for, or areas requiring particular care.

The clearance itself follows the same careful process as any of our work: sorting into keep, donate, recycle and remove, with agreed items set aside separately. Where required, we take before-and-after photographs and provide written confirmation once the property has been cleared.

We're happy to liaise directly with all parties involved — family members, solicitors and agents — so the person coordinating the estate doesn't need to manage every conversation themselves.

Clearance certificates and photographic reports are available on request for solicitor and executor files.

Probate clearance — common questions

Can you invoice a solicitor's firm directly?

Yes — let us know the arrangement you need when you get in touch.

Do you provide documentation for the estate file?

Yes — photographic reports and a clearance certificate can be provided where needed.

What if we're not sure whether something has value?

We'll flag anything that looks like it might be worth a valuation before it's removed, rather than assuming.

Can you work to a strict deadline?

Yes — tell us the timescale involved and we'll confirm whether it's achievable at the quote stage.
